Founded in Los Angeles — Built for Los Angeles

A design-build firm rooted in LA since 2016

NP Line Design was founded in 2016 with a simple conviction: Los Angeles homeowners deserve a contractor who understands both design and construction — and delivers both under one roof. What started as a general contracting practice quickly evolved as the team recognized a recurring frustration among clients: the disconnect between architects who design beautiful spaces and contractors who build them. Too many projects stalled in the gap between blueprint and build site.

That insight drove NP Line Design to become a full-service design-build firm. Today, the company offers 12 specialized services spanning kitchen and bathroom remodeling, ADU construction, custom homes, full renovations, pool and spa builds, exterior and interior design, architectural planning, and general construction. Every project — from a Craftsman kitchen refresh in Silver Lake to a ground-up custom home in Encino — is managed by one integrated team from initial concept through final walkthrough.

As a California-licensed general contractor (CSLB #1105249), BBB A+ accredited business, and bonded and insured firm with workers compensation coverage, NP Line Design brings the credentials and local expertise that LA homeowners rely on. The company has completed more than 100 residential projects across 15+ neighborhoods, building a reputation for transparent budgets, on-time delivery, and designs that respect each neighborhood's architectural character.

The Design-Build Difference

Why one integrated team outperforms the traditional approach

Traditional Approach

Hire an architect to draw plans, then bid them out to separate general contractors. Two contracts, two timelines, two teams that may never speak directly.

  • 2–3 separate contracts to manage
  • 15–25% change-order cost increases common
  • Coordination gaps between design and build teams
  • Longer timelines due to sequential handoffs
Design-Build (One Team)

Architecture and construction under a single contract, managed by one integrated team. Design decisions account for construction realities from day one.

  • 1 unified contract with one point of contact
  • 5–10% change orders — issues caught during design
  • Overlapping phases compress the timeline
  • 15–20% average savings vs. traditional
The NP Line Design Difference

Design-build plus deep Los Angeles expertise. Knowledge of LADBS permitting, local zoning, Title 24 requirements, and neighborhood architectural context — baked into every proposal.

  • LA-specific permitting knowledge (LADBS, HOA)
  • Fixed-price proposals with value engineering
  • 12 service specializations under one license
  • Post-wildfire fast-track experience (EO1)

What Our Clients Say

Real projects, real results, real LA homeowners

★★★★★
Transformed our 1920s Craftsman kitchen and bathroom. The design-build approach meant zero coordination headaches — one team handled architectural drawings, permits, demo, plumbing, tile, and custom cabinetry. They understood the character of our neighborhood and designed updates that honor the original home while making it fully modern.
M
M. — Silver Lake Kitchen & Bathroom Remodel
★★★★★
Built a 750-square-foot ADU for our parents in the backyard. They handled all the SB 9 paperwork, LADBS permits, utility connections, and construction. Completed in six months from permit to move-in. Having one team manage design and build made the process straightforward — especially navigating the ADU setback and height requirements.
R
R. — Encino ADU Construction
★★★★★
Complete gut renovation of our 2,200-square-foot home. One team from design concept through final city inspection. They managed every trade — structural, electrical, plumbing, HVAC, finishes — and kept us updated weekly. Came in under budget because they caught issues during the design phase instead of during construction.

What does design-build mean?

Design-build combines architecture and construction under one team. Instead of hiring a separate architect and contractor, NP Line Design handles both — saving 15–20% and eliminating communication gaps between design and construction.

In a traditional approach, the architect creates plans, then a separate general contractor bids on them. Changes discovered during construction require going back to the architect, adding time and cost. With design-build, the same team that designs your project also builds it, so constructability issues are caught during the design phase — before they become expensive change orders.

NP Line Design has completed 100+ residential projects across 15+ LA neighborhoods spanning 12 service categories from kitchen remodels to custom homes.

Each project is managed with the same design-build methodology regardless of scope.
