This 2,800-square-foot Porter Ranch home was in a Very High Fire Hazard Severity Zone (VHFHSZ) and had its original 1987 concrete tile roof with deteriorating underlayment. NP Line Design provided a complete roof replacement: removal of all existing tile and underlayment, inspection and repair of roof sheathing (replaced 12 sheets of OSB with water damage), installation of GAF Tiger Paw synthetic underlayment (Class A fire-rated), Eagle Roofing Capistrano concrete tile (Class A, 50-year warranty), new galvanized drip edge and valley flashing, Brandguard ember-resistant ridge and soffit vents replacing original open vents, and new pipe jack boots on all roof penetrations.
The steep 6:12 pitch roof required scaffolding and fall protection systems. Several roof penetrations (HVAC, plumbing vents, dryer exhaust) needed reflashing with fire-rated assemblies. The original open-frame ridge vents were a significant ember intrusion risk — the most common cause of roof-to-structure fire ignition — and needed replacement with Brandguard mesh-protected vents.
NP Line Design set up a debris chute and dumpster system for efficient tear-off, completing the entire strip in one day to minimize the home's exposure to weather. The 12 damaged OSB sheets were discovered during tear-off and replaced same-day with material we keep on-truck for exactly this contingency (a common discovery during re-roofing). All penetrations received new code-compliant lead or aluminum flashings with fire-rated collars. The Brandguard vents were installed in both ridge and soffit positions, completing the ember protection envelope. The project completed in 2 weeks including a final LADBS inspection.
