“Steam showers are the number one upgrade my Valley clients request and the number one thing I push back on for tight budgets. A steam generator needs its own 240V circuit, a fully waterproofed enclosure, and a sloped ceiling. If you're not doing all three correctly, you get mold. Do it right or skip it.”
Ask for blocking between studs during framing for future grab bar installation, even if you're not installing grab bars now. Blocking (a piece of lumber between studs) costs $50 in labor during framing and allows you to add ADA-rated grab bars anywhere along the wall at a future date without opening the tile.

Permit requirements depend on the specific scope of work. Most structural, electrical, plumbing, and mechanical work in Los Angeles requires LADBS permits regardless of project size. Your contractor should verify permit requirements for your specific project and pull all required permits before work begins.
The homeowners of this 1978 Sherman Oaks ranch wanted to transform their dated master bathroom into a spa-like retreat. The existing 110-square-foot bathroom had a fiberglass tub/shower combo, vinyl flooring, laminate vanity, and a single overhead light fixture — all original to the home.
NP Line Design gutted the bathroom to the studs and reconfigured the layout. The tub/shower combo was replaced with a 5-foot by 3-foot curbless walk-in shower with a linear drain, using a pre-sloped Schluter-Kerdi shower tray for waterproofing. Large-format 24x48 porcelain tile in a honed Carrara look covers the shower walls and wraps into a recessed niche with LED strip lighting.
A freestanding 67-inch acrylic soaking tub sits beneath a new window, framed by floor-to-ceiling tile. The floating double vanity is custom walnut with integrated soft-close drawers, topped with a single-slab Dekton surface and two vessel sinks.
Heated floors use Nuheat electric radiant mats embedded in a self-leveling underlayment beneath the porcelain tile. A Ditra-Heat thermostat with WiFi controls the system. All lighting is LED: recessed cans on dimmers, vanity sconces, and the shower niche strip. An ENERGY STAR exhaust fan with humidity sensor meets Title 24 ventilation requirements. The toilet was upgraded to a Toto Washlet bidet seat with integrated warm water and heated seat.
The existing subfloor had significant water damage around the toilet flange and along the tub wall, requiring replacement of approximately 30 square feet of plywood subfloor before tile could be installed. The curbless shower also required lowering the floor framing to create the slope-to-drain transition, which meant sistering new joists alongside the existing ones — a detail that required structural review and added engineering cost. The joist bay depth was only 7.5 inches (2x8 framing), leaving minimal room for the slope and drain assembly. Additionally, the existing galvanized supply lines showed signs of internal corrosion and reduced flow, raising the question of whether to replace them proactively.
NP Line Design opened up the subfloor early in demolition to assess the damage before committing to the final layout. We replaced the rotted plywood with new 3/4-inch CDX, treated the exposed joists with borate solution to prevent future mold growth, and sistered new 2x10 joists to create the recessed shower pan area with adequate slope. The Schluter-Kerdi waterproofing system provided a fully sealed assembly, flood-tested at 48 hours before any tile was installed. We recommended replacing the galvanized supply lines with PEX-A while the walls were open — a $2,800 add that prevented a future failure. No callbacks after 6 months.
