The homeowners wanted a covered outdoor living area to extend their usable space and protect their rear patio from the intense Agoura Hills sun. The 320-square-foot patio had no shade and was unusable during summer afternoons.
NP Line Design designed and built: a 20x16-foot Alumawood insulated patio cover with 3-inch foam core panels (R-value 18), 6 LED recessed lights and 2 ceiling fans wired with dimmer switches, textured stucco-finish columns matching the home's exterior, integrated gutter system draining to existing landscape drainage, electrical outlet and conduit for future outdoor TV mounting, and stamped concrete extension (80 sqft) to widen the patio footprint.
The patio cover attachment point was on a two-story wall with a second-floor window directly above, requiring careful ledger board installation without disturbing the window's waterproofing or structural header. The property is in a VHFHSZ fire zone, requiring the patio cover to meet fire-rating requirements.
NP Line Design installed the ledger board with a continuous Z-flashing above, integrating with the existing building paper and lapping under the window sill flashing — maintaining the waterproofing chain. The Alumawood material is inherently non-combustible (aluminum) and the insulated panels have a Class A fire rating, satisfying the VHFHSZ requirement without additional fire-hardening. The 80-sqft concrete extension was stamped and colored to match the existing patio. The project completed in 12 working days including the concrete cure time.
