This Chatsworth home is located in a Very High Fire Hazard Severity Zone (VHFHSZ), which requires Class A fire-rated roofing materials. The existing 25-year-old concrete tile roof had extensive cracking, broken tiles, and deteriorated underlayment that was allowing water intrusion at multiple points.
NP Line Design performed a complete tear-off of the existing roof, removing all tiles, battens, and underlayment down to the plywood sheathing. Inspection revealed that approximately 15% of the plywood sheathing (12 sheets) had water damage and required replacement with new 15/32-inch CDX plywood.
New installation includes two layers of GAF FeltBuster synthetic underlayment, new pressure-treated 1x2 battens, and Eagle Roofing Capistrano concrete S-tiles in Cocoa color. All ridge, hip, and rake tiles are set in mortar. Bird stops and ember-resistant ridge vents were installed per VHFHSZ requirements to prevent ember intrusion during wildfire events.
Flashing was replaced at all penetrations (plumbing vents, HVAC curbs, and the chimney) using 26-gauge galvanized steel with peel-and-stick membrane at critical junctions. New copper drip edge was installed along all eaves and rakes. The work included LADBS permit and two inspections (sheathing and final). A 50-year manufacturer warranty covers the tiles.
The VHFHSZ location required ember-resistant assemblies at all roof openings, including vents and ridge caps — components that are critical for wildfire survival but not commonly stocked by roofing suppliers. Standard off-the-shelf ridge vents do not meet VHFHSZ requirements and would fail inspection. Additionally, the deteriorated plywood sheathing was more extensive than initially visible from the attic inspection. Once tiles and underlayment were removed, 12 sheets (approximately 15% of the roof deck) showed water staining, delamination, or soft spots that required replacement before new underlayment could be installed.
NP Line Design specified Brandguard ember-resistant vents in the original scope and pre-ordered them with the tile order, since they are specifically listed for VHFHSZ installations and not available at standard supply houses. For the additional plywood, we maintain a buffer stock of 20 sheets of 15/32 CDX on-site for every roofing project — a standard practice that prevented any delay when the sheathing damage was revealed. The 12 sheets were cut, fitted, and nailed within the same day as the tear-off, keeping the roof weather-tight by end of day. The project stayed on its 2-week schedule with no additional mobilization days.
