For second-story additions in fire zones, confirm the fire sprinkler requirement before design begins. LADBS may require fire sprinklers throughout the entire structure — including the existing first floor — when a second story is added. This adds $8,000–20,000 to the project scope and cannot be designed around.
This single-story Northridge ranch needed a master suite but had no room to expand on the ground floor. The homeowners chose a 400-square-foot second-story addition above the existing garage, which required significant structural upgrades to support the new floor.
NP Line Design designed the addition with a bedroom, walk-in closet, and en-suite bathroom. The existing garage walls were sistered with new 2x6 studs and a continuous foundation upgrade was poured along the garage perimeter to support the added load. A new steel moment frame was installed at the garage opening to replace the lost shear wall capacity.
The second-story floor is engineered I-joists (TJI 230) at 16-inch spacing with 3/4-inch AdvanTech subfloor for a solid, squeak-free floor system. Exterior walls are 2x6 framing with R-21 fiberglass insulation. The roof is a low-slope design with TPO membrane over plywood sheathing, integrating with the existing roof at a cricket detail to prevent water intrusion.
The en-suite bathroom includes a walk-in tile shower, dual vanity, and heated floor. New plumbing was routed through the garage ceiling (now the floor cavity) and tied into the existing main stack. A new exterior staircase provides access from the backyard. Stucco exterior matches the existing home texture and color.
Northridge sits in a high seismic zone (near the epicenter of the 1994 earthquake), and this project triggered a seismic evaluation of the entire existing structure under LADBS policy for vertical additions. The existing garage had only a thickened-edge slab (not a continuous footing), which was insufficient for the loads of a two-story structure. The structural engineer required a new continuous footing poured alongside the existing slab, connected with epoxy dowels at close spacing. The existing garage roof also had to be completely removed, adding demolition cost, and temporary weatherproofing was required to protect the garage contents during the transition period.
NP Line Design excavated alongside the existing garage slab, drilled epoxy dowels into the existing concrete at 12-inch spacing, and poured a new 12-inch-wide continuous footing with #4 rebar. This was inspected and approved by LADBS before any framing began. The steel moment frame at the garage opening was designed by our structural engineer to restore the shear wall capacity lost by removing the garage wall section — a critical seismic detail. We installed temporary tarps and a ridge beam immediately after roof demolition to keep the garage dry. Total structural engineering cost was $8,500, included in the original project budget with no surprise charges to the homeowner.
