Project Overview

This 1975 Malibu beach house suffered decades of salt air corrosion and needed a complete exterior overhaul. The wood siding was rotting, single-pane aluminum windows were corroded, and the ocean-facing deck was structurally compromised.

NP Line Design provided: removal of all wood siding and installation of James Hardie fiber cement lap siding (salt-air resistant, fire-rated), replacement of all 18 windows with Milgard Trinsic dual-pane vinyl windows (salt-air rated, Title 24 compliant), demolition and rebuild of the 400-square-foot ocean-facing deck with Trex composite decking on galvanized steel framing, new exterior LED lighting, fresh stucco on the street-facing facade, and a Coastal Development Permit (CDP) for the work.

The Challenge

The property is in the California Coastal Zone, requiring a Coastal Development Permit in addition to standard building permits. The CDP review process added 3 months to the pre-construction timeline. The existing deck was cantilevered over a slope toward the beach, and removal had to be carefully staged to prevent debris from reaching the beach below — a violation of Coastal Commission regulations. The corrosion damage was more extensive than initially visible: once the siding was removed, 15% of the wall framing showed moisture damage requiring replacement.

Our Solution

NP Line Design submitted the CDP application 4 months before the desired construction start, and the administrative CDP was approved without a public hearing (the project was a repair/replacement, not new development). For the deck demolition, we erected scaffolding with debris netting below the deck, capturing all material before it could reach the beach. The damaged framing was sistered or replaced as encountered, with additional waterproofing (housewrap and flashing) to prevent future moisture intrusion. The fiber cement siding was installed with stainless steel fasteners to prevent corrosion. The project completed in 10 weeks of construction.
