The Federal Pacific panel was replaced with a new 200-amp Square D panel as the first phase of construction, bringing the entire house up to current electrical code. The cantilevered deck was framed with steel I-beams extending 8 feet beyond the last pier, providing the outdoor space without additional foundation work. The project completed on schedule at 5 months with one change order: the homeowners added radiant floor heating in the bathroom (a $3,200 addition).
